The Foothill Farms Seniors Apartments are positioned to revitalize a tired stretch of Auburn Blvd in Sacramento, California. The Sacramento Redevelopment Agency worked together with Tower Development and Bridge Housing to reclaim this site, engaging Kuchman Architects to create a pedestrian friendly addition to the community. Three 3-story apartment buildings connected by 2-story pedestrian bridges surround a central courtyard. Landscaped grounds include a community garden, bocce court, pool and spa area. The project has received a very high GreenPoint Rating of 178. Renovated retail facilities in the second phase of the project will provide additional convenient services to the residents. Construction was completed in 2012.

Newark Seniors Housing, Newark, CA: Affordable Seniors Apartments

The Newark Seniors Apartments is located at the center of a new TOD mixed-use community in Newark, California. This compact new neighborhood will also include a grocery store and a 74-unit condominium project. Amenities include a wetlands that is being preserved on the property and a city bus stop. Project completed 2018.

Vintage Chateau, Petaluma, CA: Affordable Seniors Apartments

The new Vintage Chateau II has become the North McDowell Blvd. Phase II face of the original Vintage Chateau I that was constructed in 1999. Designed for active seniors 55 and older, this project includes shared community facilities and a central courtyard with spa. Other featured amenities include being on a transit stop, easy access to the Lynch Creek walking trail on the northwest, Petaluma Plaza North Shopping Center on the northeast and Lucchesi Park right across the street. Deering Landscape Architects is the landscape architect. The project received a GreenPoint Rating of 129. Construction was completed in 2012.

Vintage Laguna, Sacramento, CA: Affordable Seniors Apartments

Vintage Laguna II is the second phase of a previously constructed adjacent USA Properties Fund project. Surrounding retail services enhance walkability. It received a GreenPoint Rating of 140. Bioswale filters of long grasses surround the building to detain rain runoff and to recharge the aquifer. Construction was completed in 2012.

Promenade at Arbor Creek, Sacramento, CA: Commercial and Affordable Family and Seniors Apartments

Kuchman Architects worked together with multiple clients in designing this very pedestrian-friendly project. Rather than using a standard shopping center parking lot design, a traditional street has been developed at the center of the site. A strong edge has been created along this street using building forms, separated sidewalks, traditional street lamps, street trees and parallel parking. A separate strong pedestrian link connects the bus stop on Elk Grove Florin Road with both the commercial and residential portions of the project. The project is a good example of suburban horizontal mixed use. The family apartments were completed in 2013. The seniors apartments were completed in 2015. The retail parcels were built out incrementally.
