Tesoro Apartments, Manteca, CA: Luxury Rental Apartments, Site Planning

We coupled contemporary design with tried-and-true building floor plans to create a snappy affordable-to-construct apartment project to attract locals as well as East Bay Commuters. The community center patio includes a barbecue area covered by a trellis with festoon lighting and a large format video screen. Construction completed 2019.

Juniper Apartments, Manteca, CA: Affordable Apartments

Juniper Apartments, an affordable and sustainable residential project in Manteca, California, received a very respectable GreenPoint Rating of 131 points. The City of Manteca mandated that this project be indistinguishable from a market-rate project. Kuchman Architects achieved that goal by cladding simple-to construct buildings with cement plaster painted in deep rich colors, manufactured stone veneer, and concrete tile roofs. The project was 100% occupied within 30-days of completion. Construction was completed in February 2013.

Dignity Apartments, Sacramento, CA: Market-Rate Apartments

Dignity Healthcare joined up with the design-build team of Ascent Builders and Kuchman Architects to create a market-rate 20-unit Craftsman Style apartment project in the McKinley Park neighborhood of Sacramento. The project acts as a buffer between the hospital campus and the adjacent residences. Unique features include 4 units with front entrances on H Street, a private courtyard with water feature and architectural forms, elements and materials than blend into the established surroundings. Construction was completed in March 2013.

Lassen Villa, Chico, CA: Market-Rate Apartments

Many years ago the property owners had constructed a low density, one-story apartment project on the southern end of this site. We designed 62 units to fill the remainder of the parcel. Expected to be populated primarily by Chico State students, seven 8-plexes have been sited in a natural manner to preserve mature existing oak and redwood trees. All buildings overlook a waterway to the east and north. Construction was completed in the Spring of 2017.

Copperstone I and The Landing, Sacramento, CA: Affordable and Market-Rate Apartments

Copperstone I and The Landing is a combined affordable and market-rate TOD apartment project. It is just a short walk to the new light rail station and is next to Cosumnes Community College, a neighborhood shopping area, including a grocery store, restaurants and other retail amenities. The contemporary Mediterranean Revival design relates well to the Sacramento environment. Walkways traverse the project linking every apartment to the two community buildings, two swimming pools, children’s play area and other gathering spaces. Water from parking areas and roofs is being cycled through an on-site bio-filtration system before entering the storm drain system. Copperstone I was completed in the winter of 2009. The Landing was completed in the Spring of 2017.

Lakepoint, Elk Grove, CA: Luxury Rental Apartments

The gated project entrance of enhanced concrete paving forks around one of two huge heritage oak trees that have been preserved on the site. Designed to integrate into an existing neighborhood of single-family homes, apartment building elevations were designed in the Big Valley style with subtle variations between units along the frontage streets to reflect the scale and setbacks of the homes around them. A landscaped internal pedestrian pathway system links every unit to the community clubhouse, swimming pool, spa and tot lot. Construction was completed in 2005.

Tierra Springs, Santa Rosa, CA: Affordable Apartments

Orienting the affordable housing structures to create a definitive street edge, Kuchman Architects has developed a design based on the local building vernacular to gently transition from neighboring properties. The urban farmhouse character is defined by bold forms, rich color tones and authenticity in the use of materials. Strong pedestrian linkages provide connectivity with neighborhood shopping, local services, an elementary school and public transit. Construction was completed in 2015.

Pine Woods, Sutter Creek, CA: Multi-Family Infill

The historic main street of Sutter Creek informed the design for this much-needed housing community. Wood-picket railings, lap siding, steel door shutters, a variety of shapes and forms and autumn colors delineate this hilltop neighborhood. Construction was completed in 2005.

Paseo, Manteca, CA: Luxury Rental Apartments

Located a bike ride away from revitalized midtown Manteca, this Mediterranean Revival style community is among the first multifamily projects constructed in the past ten years in this vicinity. To attenuate noise generated by traffic on nearby Highway 120, three-story townhomes with tuck-under garages have been designed to surround and overlook the expansive pool area and luxurious clubhouse. An on-site three-acre storm water detention basin has been designed as a private park incorporating picnic areas, half-court basketball, a tot lot and a perimeter jogging trail. Construction was completed in 2006.

Maydestone, Sacramento, CA: Major Renovation of Historic 1912 Building

Kuchman Architects worked together with D&S Development, the City of Sacramento Historic Preservation Department, Historic Environment Consultants, the State of California Office of Historic Preservation and many others in the renovation of the Maydestone Apartments originally constructed in 1912. On October 5, 2012 the Director of the National Park Service announced that the Maydestone Apartments have been listed on the National Register of Historic Places. The four levels of apartments have been renovated to include units that are now accessible to the disabled and the basement located half-a-level below grade has been converted into a community center for the residents. The restored structure, which is sited across J Street from the Sacramento Memorial Auditorium, will further support the revitalization of the active 15th–16th street corridor. Construction was completed in 2011.
